I've had to deal with emergency plumbers. Actually the same pipe that leaked a few years ago now leaked again, apparently just beneath the repaired bit just like a holey sock.

This time I had no visible water damage but the apartment beneath me reported growing water stains -- actually all last week my downstairs neighbor texted me whether I had heard anything from property management yet until I finally got an email on Friday that a plumber would contact me. The plumber only called this morning and wanted to come right away.

So now I have once again a large hole in my wall. They should just install removable cover instead of sawing my wall open every few years.
